7 Signs Your Parking Lot Needs Repair or Resurfacing

For a business, the parking lot is the first thing customers experience — and one of the more expensive assets on the property. Catching problems early is the difference between an affordable repair and a full replacement. Here are the warning signs worth acting on.

1. Alligator cracking

Interconnected cracks in a pattern resembling reptile skin. This is the serious one. Alligator cracking means the base beneath the asphalt is failing, usually from water intrusion or heavy loads. Surface patching won't solve it — the affected sections typically need to be removed and rebuilt from the base up.

2. Potholes

Potholes form when water gets under the surface and traffic breaks the weakened pavement apart. They're a liability risk (vehicle damage, trip hazards) and they grow fast. A pothole that keeps returning after patching is telling you the base is compromised.

3. Standing water after rain

Water that pools instead of draining is both a cause and a symptom. Pooling means grading or drainage problems, and sitting water accelerates deterioration by seeping into every crack. If you see the same puddles in the same spots after every rain, the lot needs grading attention.

4. Faded, gray, brittle surface

Healthy asphalt is dark. Gray, dry-looking pavement means the binder has oxidized from UV exposure and the surface is becoming brittle. At this stage it's usually still a sealcoating conversation — wait longer and it becomes a resurfacing one.

5. Cracks that are widening

Hairline cracks are normal and easily filled. Cracks growing wide enough to fit a coin, or that have weeds growing through them, are open channels for water to reach the base. Fill them before the wet season, not after.

6. Faded striping and markings

Worn parking stall lines, arrows, and handicap markings look neglected and can create ADA compliance and liability exposure. Restriping is inexpensive and instantly makes a property look maintained.

7. Crumbling or ravelling edges

Loose aggregate and edges breaking apart mean the asphalt is losing its binder and beginning to disintegrate. Edges are usually the first place a lot starts to go.

Repair, resurface, or replace?

Repair when damage is isolated — a few cracks, a pothole, one bad section.

Resurface when the surface is widely worn but the base is still sound — a new layer over the existing pavement.

Replace when the base has failed across large areas, when alligator cracking is widespread, or when the lot has had repeated repairs that keep failing.

An honest contractor will tell you which category you're in rather than automatically selling the biggest job.

The business case for acting early

Deferred pavement maintenance compounds. Small crack filling and sealcoating on a schedule cost a fraction of resurfacing, which costs a fraction of replacement. Add the customer-perception and liability factors and early action is almost always the cheaper path.
